Applications Due June 1 for Camp Held Aug. 9-15

Applications are currently being accepted for the 2009 Leadership Camp, hosted by Issues Concerning Adolescents of Nevada (I.C.A.N.). The camp for children and teens ages 11 to 17 is scheduled for Aug. 9-15 at Camp Lee Canyon, located 45 miles from northwest Las Vegas. The camp will consist of speakers, workshops and curriculum to educate and empower young adults to be self-reliant, inspirational peer and community role models.

Through the leadership training experienced at camp, participants learn how to make smart decisions, maintain their stress levels and educate others on drug prevention. Of last year’s participants, 100 percent claimed to have found at least one friend who will help them stay drug free.

Cost for the eight-day camp is $250 and includes food, lodging, workshops, speakers, a T-shirt, materials and activities, including a dance, campfires and talent show. Transportation to and from the camp will be available from a park-and-ride location to be announced as the time approaches. Financial aid applications must be turned in by May 15 for consideration. Issues Concerning Adolescents of Nevada (I.C.A.N.) is an organization charged with addressing the challenges facing today’s youth. The group’s adult leaders have decades of experience in drug and alcohol abuse prevention along with other obstacles that hinder youths’ abilities to make well-informed decisions. Many of the adults were once teens in the program, leaving a long-lasting legacy of leadership in the community. The group’s annual Leadership Camp, held every summer, provides a curriculum that teaches smart life choices through leadership training.

Monthly youth meetings, held the first Tuesday of each month at the Clark County Government Center, 500 S. Grand Central Parkway, provide a consistent message throughout the school year.

Meetings are informational and fun and provide positive alternative activities, a friend base and adult mentors.

Issues Concerning Adolescents of Nevada (I.C.A.N.) is participating in the national Kick Butts Day on March 25, 2009 organized by the Campaign for Tobacco Free Youth to emphasize the dangers of smoking. Our display, featuring over 700 pairs of shoes, is to demonstrate a Nevada tobacco statistic and will be at the Clark County Government Center from 8am to 5pm. We’ll be collecting shoes from now until March 20th at these locations.

Keeping with our shoe theme, we’ll also be co-hosting a charity walk with Ryno Running on Saturday, April 11th. Registration is $20. The walk will begin at 7:30am. You can still donate even if you’re unable (or unwilling) to walk. Go here and register for the charity walk.

In August, ICAN will hold it’s 3rd annual Leadership Camp at Camp Lee Canyon August 9-15th. Camp is open to youth entering 6th-12th grade and consists of speakers, group discussion, talent show, variety show, dance, campfire & night hike all focused on personal responsibility & a drug-free lifestyle. Cost is $250 inclusive. Scholarships are available.

2. Don’t forget taxes. In addition to your mortgage payment, you’ll have to pay taxes and insurance. Sometimes this is excluded from your mortgage payment, so when you get your loan make sure it includes an escrow account for taxes and insurance.

If you file a Section “A” and take deductions, you can deduct your mortgage interest and property taxes. Owning might seem to cost more than renting, but what you save in taxes may make up the difference.

3. Know your REALTOR®’s role. Typically you pay nothing to your agent – the seller does.

4. Get a professional home inspection as part of any offer you make. You’ll learn the condition of the property and what repair bills you might face down the road.

5. Get pre-approved by a lender so you know how much you can buy and borrow. A formal pre-approval document marks you as a serious buyer.

6. Save. You’ll need money for a down payment and closing costs.

7. Look at FHA, VA, and state-backed loan programs.

8. Hit up your family. 22% of first time home buyers receive gifts from relatives and friends. Some companies offer grants and incentives to workers who are buying a first home.  

9. Look at bank owned properties for extra credit. Current law provides for a credit of $7500 that has to be paid back over 15 years. Pending legislation may up that amount and change it from a loan to a straight credit so check with your agent or lender before closing.

10. Act now but be patient.  If you have the down payment and can afford the payments,  buying now makes a lot of sense.  There’s tons of inventory for you to choose from, interest rates are low and sellers (mostly banks) are ready to deal.  On the other hand, because you’ll be dealing with a bank instead of a seller it’s going to take longer to get your offer accepted and you may need to go through the process on a couple of properties before it all come together.  It will take about 30-45 days from when the bank accepts your offer until you close and move in.
