To be a millionaire real estate investor, you have to surround yourself with people who’ll help you achieve your goals. You’ll leverage their network, knowledge and ability to increase your net worth. And in the process, you’ll help them achieve their financial goals.
Here are some people who must be on your team:
A REALTOR® will help you create your investing criteria, locate appropriate properties, negotiate the purchase and find others who will add value to your team. Your agent can also help you sell your investment property.
If you don’t want all the hassles of being a landlord, a property manager will find and qualify tenants, collect rents, inspect the property and coordinate repairs.
A home Inspector will verify the condition of the property and recommend any repairs.
An appraiser helps you the value of the property you’re buying or selling.
An accountant will prepare your annual tax return, advise you on the tax benefits of property ownership and help with tax planning.
A lender will find you the cheapest money to purchase the property.
How do you assemble your team?
Talk to everyone you know about real estate. You’ll be surprised whose cousin is an appraiser, whose nephew is an electrician, and whose mother-in-law is an accountant. Once you get some name, it’s time to interview them.
Here are the questions a smart investor asks their REALATOR®:
1.) Do you own your home?
2.) How many investment properties do you own?
3.) How many years have you been investing in real estate?
4.) What types of properties have you invested in? (e.g. what geographic area, what type of property, improved or vacant land)
5.) In what city/state/country have you invested in?
6.) Do you network with agents in other geographic areas for possible investments?
7.) Do you have a network of professionals? (landscaper, handyman, property manager)
8.) Do you know your net worth? **
Ask these questions to everyone you’re considering doing business with-not just your REALTOR®.
Hiring people who set big goals, achieve big production & give big performance should be your priority. Then, all you have to do is let them work for you.
